Ukrainians have had their property taxes increased: who and how much will have to pay.

Starting in 2025, property taxes in Ukraine will be increased, as reported by OBOZ.UA. According to the new rules, property owners will have to pay 106.5 hryvnias for each square meter of space that exceeds the established limit, which was previously 100.5 hryvnias. Property owners will receive notifications about the need to pay the tax by July 1, 2025, and will have 60 days to make the payment.

The tax applies to property owners whose holdings exceed the established limits. Owners of apartments with an area of 60 square meters or houses with an area of 120 square meters need to pay the tax. If a person has both an apartment and a house, the limits are summed, and tax must be paid if the total area exceeds 180 square meters.

Additionally, it is worth noting that owners of particularly large properties are taxed at a fixed rate of 25,000 hryvnias per year. This applies to individuals who have apartments with an area of over 200 square meters or houses with an area of over 600 square meters.

The collected property taxes go to local budgets. For example, if you have an apartment in Lviv, your tax will go to the Lviv budget, and if your property is located in Zaporizhzhia, the tax will go to the Zaporizhzhia budget.

It should be noted that local councils have the right to change the tax rate and the area norms.

In 2025, Ukrainians will pay property tax for the previous year 2024. Since the minimum wage as of January 1, 2024 was 7,100 hryvnias, the maximum tax rate is 106.5 hryvnias for each square meter above the established limit.

For example, if your apartment has an area of 100 square meters, you will pay tax for 40 square meters. The maximum amount you will pay will be 4,260 hryvnias. However, it is worth noting that the amount of tax will also depend on the local authorities' decision regarding the tax rate.
